Latch

Finds the tenancy on a unit or for a person and returns the situation: its state, the current period with its dates and rent, the deposit, and who lives there. Give either unit_name or person_name. Use it for "who is in Flat 3", "what is Sam paying" or "when does that tenancy end".

Returns one task in full, with its activity timeline: what was said about it, when its status changed, who it was reassigned to and when it was scheduled. Use it after latch_list_tasks or latch_list_my_tasks to answer "what is happening with this one".

Lists check-ins in one organisation with which checklist items are still outstanding: key cards, fire agreement, information sheet, regulations, evacuation points, pre-inventory. A check-in record appears once someone has opened that tenancy check-in, so a tenancy missing from this list has not been started rather than not happened.

Lists Check Outs in one organisation, with the units, who was living there, whether key cards came back and whether the vacation questionnaire was completed. Use it for "who has moved out" or "which Check Outs are unfinished".

Lists Direct Debit mandates that will not collect: refused by the bank, cancelled, or lapsed. Use it for "whose Direct Debit has broken". A mandate still being set up is not a failure and does not appear here. For tenants who never set one up at all, use latch_list_missing_mandates.

Lists invoices in one organisation with what is owed, what has been paid, when it is due and how it is collected. Filter by state, by whether an approved invoice is overdue, by payment method, by type, or to just the ones whose upload to Xero failed. Reads only: approving, retrying and marking paid all stay in the portal.

Lists tenants who have no active Direct Debit mandate, so their rent cannot be collected automatically. Use it for "who still needs to set up a Direct Debit". For mandates that were set up and then failed, that is a different question and a different tool.

Lists tenants whose Right to Rent check is missing, incomplete, failed or expired, with which of those it is and when their tenancy started. Use it for "who still needs a Right to Rent check". Statutory: every tenant needs a valid one.

Lists the organisations the Latch account this connection is acting for belongs to, with the organisation_id each one is known by. Use it when another tool has asked which organisation to read, or to check up front whether this account has more than one.

Lists the open tasks assigned to the Latch account this connection is acting for, highest priority first. Use it for "what am I working on" or "what is on my list". To see tasks assigned to someone else, or completed ones, use latch_list_tasks.
