Add 1–5 borrowers via the borrowers array (first entry is the primary borrower); the legacy single-borrower fields are still accepted as the primary borrower. LOAN TYPE: call list_loan_types FIRST and pass an exact canonical loan type / checklist template ID as loanType. You may instead pass a generic agency (Conventional, FHA, VA, USDA, Jumbo) but ONLY together with a loanPurpose the agency offers (e.g. Purchase, Refinance, Cash-Out Refinance) — the pair is resolved to the exact template. Never invent a loanType such as "other", and never substitute a purchase when the user stated a different purpose: an ambiguous or unsupported combination is rejected with an error, not silently mapped. Two-step flow: call FIRST without confirmed to get a review card with the loan summary, show it to the user, then call AGAIN with confirmed: true after they approve. It is never submitted as an application and is never synced to an external LOS. Creating a confirmed loan requires the same minimum as Addy's form: loan type, a positive loan amount, and the primary borrower's first name, last name, and email — the response reports missingForCompletion / isComplete when data is incomplete. Pass an idempotencyKey to safely retry without creating duplicate loans.
create_loan_file
Convert a reviewed prequalification into Addy records: a borrower record, a loan file, and a prequalification record. Show the borrower, co-borrower, loan, and prequalification details to the loan officer first and only call with confirmed: true after they authorize. Only five prequalification fields are required: borrower first name, last name, email, loan type, and requested loan amount. The loan type must be an exact canonical loan type from list_loan_types, or a generic agency (conventional, fha, va, usda, jumbo) with a matching loanPurpose — an ambiguous, unsupported, or invented ("other") loan type is rejected and NO records are created. Always resend the FULL answer set (same as summarize_prequalification); if you cannot, pass earlier answers in previousAnswers and new/changed fields in answers. Creates working records only — never submits an application and never states a lending decision. If likely duplicates are found, this returns a duplicate result without creating anything: retry with useExistingBorrowerId to reuse a borrower, or ignoreDuplicates: true to proceed anyway. Use one stable idempotencyKey for an exact retry; use a distinct key for each separate intended loan, including property-TBD loans. On success, returns the Addy loan file link.
create_loan_from_prequalification
Explain WHY specific borrower or loan documents are still needed for a loan: which requirements are outstanding, why each matters (AUS conditions, checklist tasks, stored reasons), and the next action. Only genuinely outstanding requirements are returned — documents the borrower already provided are excluded. Use this for "why do those missing documents matter", "why do we need bank statements/paystubs/W-2s", "what AUS or checklist condition caused this requirement", or "what should we request next" — NOT for a simple list of missing doc names (use list_missing_documents for that). Provide loanId if known, or borrowerName/query (e.g. "Jane Doe") to resolve the loan automatically.
explain_missing_documents
Retrieve details for a specific authorized loan by ID. Use this after finding a loan with search or when the user provides a loan ID. Returns borrower, property/address, loan amount, loan number, status/stage, contact fields when available, and an Addy loan link. By default it does NOT load full LOS/MISMO application payloads (those can be large); if heavyDataAvailable is true and the user needs that data, ask them first, call again with includeHeavy: true to get a confirmation review, then call once more with includeHeavy: true and confirmed: true. Confirmed loads return a size-capped, redacted digest through the Addy backend — never an unbounded file dump.
fetch
Find the correct borrower/loan file that should receive uploaded documents. Use this before generate_upload_link to make sure documents are routed to the right loan. Search by borrower name, property address, or loan number. Returns candidate loan files; if more than one matches, ask the loan officer to pick the exact destination. Never assume the destination when multiple loans match. After the loan officer confirms the correct loan, call generate_upload_link with that loanId.
find_loan_for_upload
Generate a secure Addy-hosted upload link scoped to a specific loan file so documents are uploaded into the correct place. First use find_loan_for_upload and have the user confirm the exact loan file, then call this with that loanId to avoid misrouting. Use audience "self" for the loan officer to upload from their phone/computer, or "borrower" to share with the borrower/client (provide borrowerEmail so they are authorized for the loan). ChatGPT has no native upload widget: the recipient opens the link, signs in to the Addy portal, and uploads documents, which attach to this loan file and are automatically classified and indexed. Show the loan file and recipient to the user and only call with confirmed: true after they approve. Note: access is controlled by Addy portal login and loan authorization, so expiresInHours is advisory and not a hard token expiry.
generate_upload_link
Report the status of loan-origination actions from the audit trail (created, duplicate, failed, pending, or permission denied). Provide an actionId to check a single action, or filter by loanId, action, status, and a startDate/endDate window. Use this to confirm whether a borrower/loan was created, a document request was sent, or an upload link was generated. Scope depends on your Addy role: admins and owners can review all users in the organization (and may filter to a specific userEmail); everyone else only sees their own actions.

Check the status of documents requested from a borrower on a loan file: which requested documents have been received (uploaded) and which are still outstanding. Use this to follow up after sending a document request. Counts are loan-wide across all requested/received documents, not just the most recent request. Note: whether the borrower has opened the upload link is not tracked yet. Do NOT call get_processing_checklist for document upload tracking — that tool analyzes AI processing tasks, not borrower document uploads.

Use this when the user asks questions like "tell me the income on Jane Doe's loan", "what did Addy calculate for income?", "what are the credit findings?", "show me the credit scores/report findings", "what assets or down payment were verified?", or "what bank statements/source docs support this?". Route W-2, overtime, bonus, commission, self-employed, rental, retirement, military, union, nurse, firefighter, and other variable-income prompts here because the finalized Income/Employment Processing Checklist task is the authoritative calculated income source. This tool resolves the loan itself from loanId, borrowerName, or query — do NOT call search first. Pass borrowerName or query directly and let this tool find the authorized loan. LIST the documents still MISSING/needed across your loans (names and status only), optionally filtered by borrower name. Triggers: "what documents are missing?", "what does Jane still need to send?", "what docs do we need to request?". Use this for a portfolio-wide or borrower-filtered missing-doc LIST. For WHY each missing document matters (AUS/checklist reason chains and next actions) use explain_missing_documents. For documents already received use get_documents; for request follow-up status use get_document_request_status.

List OPEN / outstanding processing conditions and tasks only (not the full checklist). Prefer this for "what conditions are still open on Jane's loan?", "what's outstanding?", "what tasks are pending?", "what do I have to do?", "open conditions for Jane". Filter with borrowerName when a borrower is named. No loanId required. Returns a compact tasks widget of open items — do NOT call get_processing_checklist for these prompts. Use get_processing_checklist only when the user explicitly wants the full checklist. For documents use list_missing_documents.

Recommend the right document request package for a loan scenario so the loan officer does not have to list every document manually. Provide the loan scenario (loanPurpose, occupancy, employmentStatus, propertyType, loanType) and/or a loanId to enrich from the loan file. Returns ranked templates (built-in packages plus the organization's custom templates) with the documents each includes and an explanation of why it matches. Explain the recommendation, let the loan officer add or remove documents, then send the final list with request_documents.

Use this for Fannie Mae, Freddie Mac, FHA, VA, USDA, jumbo, DSCR, investor overlay, eligibility, documentation, income, asset, credit, AUS, or underwriting guideline questions. When loanId is provided, the tool searches the current loan program by default; use scope "all" only when the user asks for broad inventory or comparisons. When answering, cite sourceDocuments by exact document name and link when present.
